Hello everybody

We've come across 2 amazing plots of land which would fit one of our 'on the shelve projects' perfectly.
We would like to propose to any of you or small investor friends the following;

You or a group of friends become the owners of the land and we will immediately construct our project on it.
In return you either receive one of the properties build, or cash money upon completion.


Explanation of our 'on the shelve project':
"detached dormer bungalows for an apartment price"

For a while now we have the idea of building something to cater those who do not wish to be on a big communal complex, like to goof around in their garden, like to have space and tranquility, do not want a massive villa to maintain and clean, do not want to wait 18 months until their home is finished, and do not want/cannot spend more than GBP 60,000.
(yes...that's a lot of 'i wants'...)

With the rate of Sterling going down, cost of material going up, house prices going up and not being able to close deals or find suitable lands, it seemed not feasible.
However these two plots which we came across are excellent for just this!

The type of houses we'd like to construct:




LAND 1
- location: close to Apollo temple, 250m from Marina road (paving started)
- size: 1.500 m2
- building permission: 30% 2,5 floors
- 2 side access roads
- sea views from first floor
- price YTL 120.000

This land would fit 8 of our planned bungalows and a shared pool. The permission is 30% but we chose to only use 20% to give all the houses a lot of green and space.

Estimated off plan sales price of the homes will be YTL 137.000 - 140.000 GBP 55,000. If we can start this project before May 2008, we can complete in Feb/March 2009.

If we construct our project on this land we'll give you in return for your land either 1 house (and we'll do the house up nice on the inside to your wishes) or YTL 145.000 in cash upon completion. (completion 8-10 months)



LAND 2
- location: Mavi Sehir, close to new 5 star hotel and 200m from the beach
- size: 1.000 m2
- building permission: 30% 1,5 floors
- 2 side access roads
- water supply, electricity, central sewage system, telephone in place
- price YTL 125.000

This land would fit 5 of our planned bungalows. As this land is basically 'at the beach' and right behind a massive hotel, sales price would be higher than the homes on the previous land, however we would like to still keep it just at or just over GBP 60,000.
The same proposal here as for the previous land.







Now why are we proposing this?
We know there are some investor people amongst you and we think this would appeal to some of you.

Furthermore we believe in it because:

- unique homes for this area (now it's all apartments or (semi)detached villas from 75K and up)
- excellent land locations
- small project to be finished in short period of time
- excellent  pricing (not to be found in this area for house type, size and location)
- small investment with quick return (not a massive return, but at least more than the bank in a shorter period of time and basically no risk)

Could you explain a bit more on the price of the land, or what investment you would want of the client
