Are there extra costs to keep in mind when buying a property?

Yes.

There is a difference between amounts you pay when purchasing and after purchase.

Before:
* Agency fee 3% of purchase price (most of the time if you buy from the builder no agency fee is charged)
* Lawyer/Translator/Notary: amounts can vary from GBP 350/ EUR 500 and up.
* Sometimes a small amount to go into the bank account you opened in Turkey

After:
* Buyers tax: 1,5% property price
* Tapu costs: approx. GBP 20/ EUR 30
* Water connection: approx. GBP 200 / EUR 315 (depending on type of property)
* Electricty connection: approx. GBP 200 / EUR 290 (depending on type of property)
* Insurance: approx. GBP 180 / EUR 260 (depending on type of insurance and size of property)
* Maintenance fee (depending of type of property)

Usually you pay some of these amounts to the agent in the form of a service package. On other occaissions you will be charged for these things when de deeds to your home come through or your next visit to Turkey.

Bear in mind that pricing for utility connections are always subjected to change.
